Real estate: how the screens work
The real-estate pipeline
On the CRM board, tap Add real-estate pipeline to add a deal pipeline with seven stages: Enquiry, Site visit scheduled, Site visit done, Negotiation, Token / booking, Registration / closed, and Lost. Your existing pipelines are not changed. If you already have a pipeline by that name with different stages, it is left as it is. The offer goes away once the pipeline is added.
An enquiry form for your website
When you create a new form, tap Start from the property enquiry preset to start from a form that asks for budget, property type and preferred localities. It replaces the fields on the form, so use it before you add your own. It is offered on new forms only.
Billing your brokerage from the deal
Fill in Agreed brokerage on the deal, as a percentage. Then tap Create invoice on the deal: the draft has one line, "Brokerage @" the percentage on the deal, with the deal value shown, priced at the brokerage rather than the property's full value. A deal with no agreed brokerage drafts the deal value as before. Check the line before you send it. If the deal has a Property / unit, the new invoice starts with the same text in its own Property / unit field, which prints on the bill; a value you type there wins. Your CRM board opens on the real-estate pipeline once it is added, so new deals start at Enquiry.
Co-broker split entries
On a deal, Co-broker split entries records how a brokerage is shared. Under Post a split, type the Brokerage to split (Rs) and each party with its Share % (Add a party for up to six), then tap Post split. The shares must add up to exactly 100%. When the deal has a co-broker share, the form starts from it; change it if this payment splits differently. The card totals the net for each party.
An entry cannot be edited. To undo one, tap Reverse and confirm: a reversal row is added and the original stays on record. This records the split only: it does not pay anyone or post to your books. Members who can only view see the entries without the form or Reverse.
Logging a site visit
On a deal, Site visits on this deal lists the visits logged against it. To log one, enter the Date, your Notes and, if you recorded one, a Voice note link (optional) that starts with http:// or https://, then tap Save visit. A visit with a link shows Voice note to open it. A visit logged on the wrong day or the wrong deal can be taken back while nothing has been recorded on it: tap Remove visit, then Yes, remove it (or Keep it). A visit marked attended or no-show stays, because it has become part of the deal's history.
When the buyer did not come
Once a visit's day has come, tap Attended or No-show under it to record what happened; tap the other one to change it. A visit on a later day shows Upcoming and has no buttons until its day. On a no-show, Reschedule opens New visit date: pick today or a later day and tap Book the new visit. The new visit joins the list and the no-show shows A later visit is booked. A no-show and a new booking can each start a message to the buyer only when your messages are set up and switched on in your journey settings; otherwise nothing is sent. If the card says marking switches on once the visit-outcome update is installed, that setup step is still to come on your workspace. Members who can only view see what was recorded, without the buttons.
Your property listings
On the CRM board, Property listings keeps the properties you are handling. Fill in the Title and Property type; open Location and price for the Locality and Asking price (₹), then tap Save listing. Tap Edit on a listing to change its title, locality, price or type (for example after a price drop), then Save changes; Remove deletes a listing added by mistake after you confirm with Yes, remove it. Pick a new status from the list on a listing to mark it Available, On hold, Sold, Let or Withdrawn. Your listings stay inside your workspace: nothing here publishes or shares them. Members who can only view see the list without the form or the status control.
Listings that fit a client
On a deal, Listings that fit this client shows your Available listings that fit the requirement saved on the deal's client: the same Property type wanted, a locality from Preferred localities (one per line or separated by commas, spelt as on the listing), and an asking price no higher than Budget up to. A listing with no asking price is not ruled out by the budget, and a requirement you leave blank does not narrow the list. A client with none of the three saved gets no matches, so fill them in on the client first.
TDS under 194H on your brokerage
On the TDS summary, TDS recorded under 194H, by account lists, for the financial year, each account that paid you with 194H TDS: the payments, the amount received and the TDS recorded. These are the amounts you entered on each payment. Nothing there is calculated or checked against 26AS.
Your RERA agent number
On your business profile, RERA agent registration takes your Registration number, the Issuing authority and the Valid from and Valid to dates; tap Save. Finocket does not check it against a RERA portal or tell you whether you need to register.
When an invoice's RERA agent registration no. is left blank, the invoice PDF prints this number in its place; a number typed on the invoice prints instead. The pack sets that field, and Property / unit, to print when it is set up. If your workspace set up the pack before that, switch on Show on invoice PDF for each under custom fields.
